Parking Systems provides comprehensive in-house facilities maintenance and janitorial services designed to ensure parking facilities, garages, lots, and associated properties remain clean, safe, functional, and professionally maintained at all times. Our maintenance division delivers reliable, cost-effective support through proactive service programs, experienced personnel, and hands-on operational oversight.

Our team understands that the appearance and condition of a facility directly impacts customer perception, operational efficiency, and long-term asset preservation. For this reason, Parking Systems emphasizes preventative maintenance, routine inspections, rapid response capabilities, and detailed cleaning procedures to maintain facilities at the highest standard possible.

Services provided by our in-house maintenance and janitorial division may include:

  • Power sweeping and pressure washing of parking facilities, sidewalks, stairwells, elevators, and common areas

  • Daily housekeeping and litter removal throughout parking areas and pedestrian pathways

  • Concrete and asphalt repairs, including patchwork and preventative maintenance coordination

  • Painting, striping, signage installation, and touch-up work

  • Maintenance of parking equipment areas, cashier booths, offices, and customer-facing spaces

  • Trash removal and dumpster coordination

  • Stairwell, elevator, and lobby cleaning services

  • Graffiti removal and general property appearance management

  • Lighting inspections and replacement coordination

  • Drainage monitoring and cleanup of environmental hazards

  • Snow and ice management coordination, where applicable

  • Ongoing parking facility maintenance and operational inspections

  • All staff are required to wear necessary Personal Protective Equipment (PPE) when appropriate

  • Each location is supplied with sanitizer stations for employee and customer use

  • Staff adhere to social distancing and safety procedures when interacting with customers and visitors

  • Vehicle interiors may be disinfected upon customer request as part of valet or hospitality operations

  • Scheduled cleaning and sanitizing of parking equipment, high-touch surfaces, offices, elevators, lobbies, and common areas using hospital-grade disinfectants

  • Ongoing monitoring and adherence to all federal, state, local, and facility-mandated regulations and guidelines

  • Routine quality assurance inspections conducted by management and supervisory personnel
